Roof / loftDo I need planning permission to convert my garage?+
In practice, planning permission usually isn't the hurdle people expect. For most integral or attached garages you won't need it unless you're blocking up the garage door to fit a new window — and if you do, it generally just needs to sit on the same visual line as any existing windows on the front of the house. All development on the Isle of Man technically requires planning permission unless it's excluded by legislation, so a quick written check is still worthwhile, but for most conversions, Building Regulations end up mattering far more day to day than planning does.
WallsWhat about Building Regulations for insulation and damp-proofing?+
Building Regulations sit separately from planning permission, and this is usually the part that actually matters day to day for a garage conversion. Every conversion starts the same way: building a fully insulated envelope — studded walls, insulated floor and ceiling — to get heat retention and U-values right before anything else is decided. Building Control approval for the change of use can, in practice, be applied for even after work has started, though it's simpler for everyone to flag it early rather than leave it until the end.
FloorDoes the floor need special approval?+
No separate approval is needed for the floor itself — it's part of forming the insulated envelope, whether it ends up level or stays sloped. What changes is cost: garage floors often slope towards the door, and levelling a sloped floor usually means adding a timber substructure, which costs more than insulating a floor that's already flat.
Door / windowCan I remove the garage door and replace it with a window or wall?+
Generally yes. The main thing to get right is keeping any new window on the same visual line as existing windows on the front of the house — that's usually what decides whether it's treated as routine. If your home is in a Conservation Area, changes like this are often restricted to the rear elevation, so it's worth checking before you commit to a design.
ElectricsWhat about electrics and heating in the new room?+
Garages count as a "special location" for electrical work, so any rewiring, new circuits or a new consumer unit must be carried out by a Part P registered electrician and signed off under Building Regulations. Adding heating is usually straightforward once insulation is in place, but ground source or air source additions can bring in separate rules if external units are involved.
Will I need structural work like steel beams?+
Usually less than people expect. In most homes there's already an opening between the garage and the house, so no new structural opening is needed. Where a new or wider opening is required, a concrete lintel is normally enough — steel beams are typically only needed for a genuinely large span.
Do you handle planning permission for me?+

Yes. Both statuses bring tighter controls on external changes — doors, windows, rooflines and materials — and can remove Permitted Development rights that would otherwise apply. It's worth checking your property's status before settling on a design, since it changes what's realistic for your project and timeline.
How long does it take to find out if I need permission?+
The Planning and Building Control Directorate aims to respond to informal "do I need permission" queries within 10 working days, though more complex cases can take longer. If you want a formal, legally binding answer you can also apply for a Certificate of Lawfulness, which is worth keeping on file for when you come to sell.
How much does it cost to get a quote through this site?+
